I want to spend some money to update my pre-war co-op apartment, but am unsure which remodeling projects make the most sense for my budget. Should I go for looks (new floors, fresh paint) or worry more about functional items like updated appliances, new fixtures, modern furnace? Thank you.

I moved into a new home two months ago and the home inspection noted no problem with the furnace. Recently I noticed that the furnace has some black stuff around the tubing that is coming out of the side of the unit and a smell in the house. Is this normal or is it something I should be concerned about?
I have a split level house and right now my furnace is in the utility room directly below my kitchen. The duct runs up the full height of the house and is partially blocking the doorway into my kitchen which I would like to widen. Does the return duct have to run all the way to the attic and finish in the ceiling? Would it be possible to end the return on a main floor wall and remove the duct that runs through the main floor? Right now the duct is in such a inconvenient location in middle of the house. Thanks in advance for the advice.
