I'm going to be starting a new business that will involve the construction of a 100-by-140-by-30-foot warehouse-type building. I was wondering what an estimated construction cost for such a building might run?

Travis, I'm afraid that it's just about impossible for me or anyone else to provide an accurate price for your warehouse building without additional details, some of which can affect the cost quite a bit.

Does all or part of the building need to be heated or cooled? I'm not sure where you're located, but you might want to keep what's being stored from freezing in the winter or getting too hot in the summer. An HVAC system for a building that size can be fairly costly. Are there going to be any offices in the structure? If so, at the very least you may want a small system that keeps them comfortable.

Does the building need any plumbing? Depending on the use, many warehouse buildings have at least one bathroom for the people who will be working out of the facility. How about special electrical needs? Do you just need overhead lights and a few outlets or will there need to be power for heavy equipment?

Even the structure's exterior appearance can have a significant impact on the overall cost. Is the building going to be in an area where just a metal building will suffice or is the location a more upscale neighborhood? The latter may require a veneer such as brick on at least the front elevation.

How about the site? Has it already been graded to where the building's construction can begin or is it a lot that needs a considerable amount of preliminary work? These and many other questions should be answered before even a ballpark price for your building can be provided.

My suggestion is to meet with a few local contractors to discuss your needs. I would choose reputable professionals who have experience with warehouse or other types of commercial buildings. Many contractors who specialize in home building have never constructed a warehouse. Someone with experience should be able to give you pricing and may have suggestions for a more efficient design.
